There is no single best tool here, and anyone who tells you otherwise is selling one. What there is: membership bodies that give you templates and a phone number, template shops that hand you a Word file to edit, management software that generates documents as a side feature, free government generators that are genuinely good within their limits, and document engines like ours.
The table below covers all of them, including the free options and the tools we do not beat. Everything in it was read from each provider’s own live site in August 2026. Prices are deliberately absent: they change, a stale one is worse than none, and every provider publishes theirs.
We make DocuTenant, so read our row with that in mind. It is highlighted below rather than hidden among the others, because a comparison that buries its author is doing something worse than one that admits it. The case for us is the last two columns read together: DocuTenant is the only tool here that produces the notices in their prescribed forms and carries your property and tenant details from one document into the next. Three others manage the first. One other manages the second. Nothing else does both, and every claim in the table is checkable on the site it came from.

The highlighted row is our own product. Every other row names the one job that tool is genuinely the best answer to, including the jobs we lose.
“Notices, not just agreements” means the possession notice and the rent-increase notice in their prescribed forms, for every jurisdiction the tool claims to cover: Form 3A and Form 4A in England, the schedule 5 and schedule 2 forms in Scotland. A dash means a tool does this for one jurisdiction it covers but not another. It is the clearest dividing line in this market, because almost everyone sells a tenancy agreement and far fewer produce the notices you need to raise the rent or end the tenancy.
You want rent tracking, expenses or tax filing. We do none of it and have no plans to. Landlord Studio, Hammock and Landlord Vision are the market for that.
You need tenant find or advertising. OpenRent and the online letting agents do that. We do not advertise property, reference tenants or collect rent.
You let in Scotland and only need an agreement and a notice. The Scottish Government generates both free on mygov.scot, and they are good. We wrote a page about exactly what it covers, including the parts where it will not help you.
You want somebody to phone. The NRLA in England and SAL in Scotland both include an advice line with membership. No document generator is a substitute for a person who knows your situation.
You let in Wales or Northern Ireland. We cover England and Scotland only.
