Before you start

Do I need an account to use this?
No. You can pick a document, fill it in and read the whole thing on screen without signing up, giving an email address or entering a card. An account is only created when you buy a document, and it is made for you from the email you pay with.
What does it cost?
Reading a document on screen is free and unlimited. Keeping the file costs £9 for that document at that property, and you can regenerate it as many times as you like after that, for free, including when we rewrite it for a change in the law. Pro is £9.99 a month if you want everything.
What do I actually get for £9?
A complete, page-accurate PDF or Word file with your details merged in, and no watermark. Not a fill-in-the-blanks skeleton and not a sample of somebody else’s tenancy. That one document, at that one property, is yours to regenerate whenever you need to change it.
What happens to the details I type in?
They stay in your browser while you work. Nothing is saved to an account until you buy the document, at which point your property and tenant details are stored so the next document opens already filled in.
Why is the preview watermarked?
To stop the previews being scraped and resold as templates. The watermark is removed at download, so the PDF or Word file you save is clean.
Do these work for Scotland as well as England?
Yes. Jurisdiction is set per property, so a Scottish address gets a private residential tenancy and a Notice to Leave, and an English address gets an assured periodic tenancy, Form 3A and Form 4A. Documents that only exist in one jurisdiction are labelled.
Are all 47 documents in the list?
The thirty-one we write for you are here. Seven more are drafted by AI, such as property listings and welcome packs, and those are part of Pro rather than sold one at a time. The remaining nine are certificates you get from a professional or your council, such as the EPC and the gas safety certificate; we track their expiry dates but cannot produce them.
