DocuTenant vs Landlord Heaven
The short answer
Landlord Heaven sells guided document packs one at a time, and its real strength is the England eviction route: Form 3A, the county court forms, and a human who will prepare the case with you. DocuTenant is an ongoing subscription that produces every document across the tenancy for England and Scotland. If you are mid-eviction in England, they may well be the better call. If you are running tenancies, we are.
What Landlord Heaven is
A document preparation service that answers plain-English questions and builds documents around your case rather than handing you a blank template. Its tenancy agreements cover all four UK nations; everything else — Section 8 eviction packs, money claims, rent increases — is England only. It also sells Assisted Prep, where a person prepares or checks your eviction case, and is explicit that it is not a law firm and does not give legal advice.

Choose Landlord Heaven if
- You are actually evicting someone in England and want the court stage, not just the notice. Their packs include Form N5, N119 and N215, an arrears schedule, a witness statement and a court bundle index. We do not produce any of that.
- You want a human to prepare or check the case. Their Assisted Prep tiers put a person on it, starting with a free consultation. No document generator replaces that when the stakes are a possession hearing.
- You want to pay once for one job rather than subscribe. If you need a Section 8 notice this month and nothing afterwards, a one-off purchase is the right shape.
- You let in Wales or Northern Ireland and need a tenancy agreement for it.
Choose DocuTenant if
- You let in Scotland and need the notices, not only the agreement. Their Scottish offering is a PRT agreement pack; we generate the Notice to Leave and the rent-increase notice in their prescribed schedule forms.
- You need documents throughout the tenancy rather than at a crisis point: inventory, deposit paperwork, inspections, arrears letters, breach notices, checkout.
- You want editable DOCX as well as PDF. They output PDF only.
- You do not want to re-answer the same questions about the same property every time you need a document.
- You want to see the finished document with your own details in it before paying anything.
They go further than us in one direction, and we go wider
This comparison has an unusually clean shape, so it is worth stating it rather than burying it in a table.
Landlord Heaven goes deeper down the England eviction route than we do, and we have no plans to follow. When a Section 8 notice expires and the tenant is still there, the next step is a county court claim on Form N5 with particulars on N119, a certificate of service on N215, an arrears schedule, a witness statement and a bundle. They produce all of that, and they will put a person on it. We produce the notice and stop.
We go wider across the tenancy, and across a second jurisdiction. Inventory, deposit prescribed information, inspection notices, arrears letters, breach notices, pet consent, guarantor agreements, checkout reports, deposit deduction schedules, rent statements — for England and for Scotland, generated from one record of the property.
A landlord facing a possession hearing next month should read that and go to them. A landlord running three tenancies who wants the paperwork to stop being a job should read it and come to us. Both are correct answers to different questions.
One thing to check on their Scottish coverage
Their Scotland page sells a genuine private residential tenancy pack: the agreement, the Statutory Terms Supporting Notes, an inventory and a pre-tenancy checklist, built through a Scotland-specific questionnaire. That is a real product and the notes pairing is the correct one for a landlord-drafted agreement.
Two things are worth knowing before you rely on it as your Scottish solution.
Their help centre states that their public products are for property in England, with other nations handled as historic cases, while the Scotland page presents a live product. Those two statements do not sit together comfortably, and it is worth asking them which is current.
More concretely, the Scottish notices are not there. No Notice to Leave, no Scottish rent-increase notice. Their eviction and rent-increase products both state they are built for England. So a Scottish landlord can get an agreement from them, and will be looking elsewhere the first time they need to raise the rent or end the tenancy.
