Net Lawman sells editable legal templates you buy once and fill in yourself, with the option to pay a lawyer to review what you wrote. DocuTenant generates the finished document from your property and tenancy record. Their model suits an unusual letting that needs redrafting; ours suits ordinary lettings that need the same documents repeatedly and correctly.
What Net Lawman is
A long-established legal template library, trading since 1999, covering business, property, wills and personal law. Landlord documents are one section of it. You buy a document, download it as Word, Pages or RTF with guidance notes, and edit it yourself. A paid tier called Lawyer Assist adds one-to-one review of your edited draft. Its Form 3A and Form 4A notices are free question-and-answer builders rather than downloads.

Choose Net Lawman if
- Your letting is unusual. A company let, a service occupancy, a holiday letting, a lodger arrangement or a common law tenancy falls outside what we generate, and they have a drafted document for each.
- You want a lawyer to look at what you wrote. Their Lawyer Assist tier is a genuine service and no generator substitutes for it.
- You want to rewrite the document substantially. Their model hands you the full text to edit; ours produces a finished document from structured inputs.
- You want a full money-back guarantee, which they offer and we do not. Our refunds cover a document that cannot be generated or comes out materially defective.
- You need documents outside residential letting entirely — business, wills, other property work — and would rather have one supplier.
Choose DocuTenant if
- You let in Scotland. We could find no Scottish tenancy agreement and no Notice to Leave on their site, and their Scottish eviction guidance carries a December 2020 update date against August 2026 for their England content.
- You need the documents that come up during a tenancy rather than at the start: arrears letters, breach notices, inspection notices, checkout reports, deposit deductions.
- You would rather not edit a legal document yourself. Editing is where the mistakes get made, and a template is only as good as the person filling it in.
- You generate documents more than once or twice a year, and want the property and tenant details to carry across instead of retyping them.
- You want to know when a document was last reviewed against the legislation. We publish a review date on every page; their document pages do not carry one.
Buy a template, or generate a document
The difference is not really features. It is who does the filling in, and where the risk sits.
A template puts a complete legal document in your hands and trusts you to adapt it. That is genuinely the right tool when your situation is unusual, because you can rewrite anything. It is the wrong tool when your situation is ordinary, because there is nothing stopping you deleting a clause you did not understand, and the guidance notes cannot catch it.
A generator asks structured questions and produces a document you cannot break. That is the right tool for ordinary lettings done repeatedly. It is the wrong tool for a service occupancy for a live-in caretaker, which is not something we generate and never will be.
Net Lawman's free Form 3A and Form 4A builders are worth knowing about regardless of which you pick. They are question-and-answer tools rather than downloads, and they cost nothing.
The Scottish gap is the clearest thing on this page
We searched their site thoroughly for Scottish landlord documents and found none of the ones that matter: no private residential tenancy agreement, no Notice to Leave, no Scottish rent-increase notice. Two generic documents carry a Scotland compliance badge — a rent guarantee agreement and a property inventory — and that is the extent of it.
Their own Scottish eviction page is an information article that directs landlords to the Scottish Government's model agreement. It shows a last-updated date of December 2020. Their England guidance on the Renters' Rights Act shows August 2026.
That contrast is the honest summary of where English-first legal template sites are on Scotland, and it is not particular to Net Lawman. Scotland is a smaller market with genuinely different law, so it gets updated last or not at all. If you let in Scotland, check the date on any guidance before you rely on it, on their site or anyone else's.
