Is the free tier actually free, or a trial?

It is a permanent tier, not a trial. No card is required to sign up and nothing expires. The limits are two properties and five downloads a calendar month; previews are unlimited on both tiers.

What counts as a download?

Each PDF or DOCX you save counts once. Previewing a document costs nothing, no matter how many times you do it, and re-downloading the same document for the same property inside 24 hours does not count again — so fixing a typo is free.

What happens to my documents if I cancel?

Your property and tenancy records stay, and you drop back to the free tier limits. Documents are generated on demand rather than stored, so anything you already downloaded is yours to keep and you can regenerate the template documents at any time.

Neither. Pro is a flat subscription whatever the size of your portfolio. There is no per-document charge, no per-property charge and no charge for regenerating a document after a law change.

What happens when the law changes?

Yes. Jurisdiction is set per property, not per account, so a portfolio spanning both gets the right tenancy agreement, the right notice and the right rent-increase form for each address.
